1. Service Scope

Le Lien Visuel provides 360° virtual tour photography for rental properties in Montreal. Pricing is based on property size:

• Small (700 sq ft and under): $200
• Medium (701–1,100 sq ft): $275
• Large (1,101–1,800 sq ft): $350
• Custom: Contact us for properties over 1,800 sq ft

Each package includes:

• Interactive 360-degree virtual tour with room-to-room navigation
• 48-hour delivery via hosted tour link
• 6 months of hosting included
• Shareable tour link for Centris, Facebook Marketplace, and websites

Optional add-ons (prices scale by property size):

• Closet & Cabinet Interiors: +$80 (Small) / +$120 (Medium) / +$150 (Large)
• Window Views: +$80 (Small) / +$120 (Medium) / +$150 (Large)
• JPEG Files: +$40
• Same-Day Rush: +$100

2. Payment Terms

Payment via e-transfer is required within 6 hours of booking. Bookings without payment are automatically cancelled.

Property access details must be provided at least 12 hours before the scheduled shoot. Failure to provide access details results in automatic cancellation with a $50 fee retained.

3. Cancellation & Rescheduling

• 48+ hours before: Free rescheduling or full refund
• 24-48 hours before: $50 fee applies, or reschedule credit
• Less than 24 hours / No-show: No refund. $50 rebooking fee for future shoots.

Weather-related rescheduling (severe rain, snow, etc.) is penalty-free with 2-hour advance notice.

4. Property Requirements

Properties must be presentation-ready: decluttered, cleaned, all lights functional. Pets must be secured away from shooting areas.

If property is not shoot-ready upon arrival, we may reschedule with a $50 fee applied. The original payment is credited toward the rescheduled shoot.

5. Property Accuracy

The booking must accurately reflect the property type, size, and bedroom count. If the property differs materially from what was booked (e.g., additional bedrooms, significantly larger square footage, or a property type not covered by the selected tier), the photographer may proceed at the correct pricing tier or reschedule. The difference in price is due before delivery. Repeated misrepresentation may result in service refusal.

6. Access & Punctuality

We arrive at the scheduled time. Property access must be available within 10 minutes.

• Client-side delays (wrong codes, tenant not present): Reschedule with $50 fee
• Building-side issues (elevator outage, concierge delay): Reschedule without penalty

7. Hosting & Renewal

Tours are hosted for 6 months. Renewal is $50/year or $5/month (your choice). You'll receive a reminder 30 days before expiration.

Non-renewed tours remain accessible for an additional 30 days, then are deactivated. Reactivation after lapse costs a $15 one-time fee plus the chosen renewal rate.

8. Intellectual Property

Client receives full usage rights for the tour and JPEG files (if purchased) for their intended purpose: marketing rental properties.

Le Lien Visuel retains the right to use tours in portfolio and marketing materials. Properties may be anonymized upon request.

9. Liability

We carry liability insurance and take care with client properties. We are not responsible for pre-existing damage, and clients are responsible for securing valuables and pets.

Building access issues (locked doors, broken elevators) are not our responsibility.
